Orange, France’s leading telecom operator, has a colossal real estate portfolio with 85,000 sites and 83,000 buildings to manage worldwide. This represents 6 million m² of gross surface area, spread over 200,000 workstations.
As the heir to France Télécom, Orange’s structure has accumulated a heterogeneous set of tools and processes, resulting from multiple international acquisitions.
The Challenge
1
A vast and complex global real estate portfolio
2
Fragmented systems and processes
3
Pressure to optimize costs and space
The main challenge for Orange was to centralise and optimise the management of its spaces and real estate projects across a highly diverse real estate portfolio shaped by numerous international acquisitions.
The real estate information system, although functional, was old and composed of around thirty software components developed over more than 20 years. Maintenance, space occupancy, and project monitoring were scattered across numerous tools, creating complexity in day-to-day operations.
In addition, the challenge extended to rationalising costs, managing vacant space, and improving the services offered to employees within a large and evolving global environment.
The Solution
Using Archibus by Eptura, AREMIS partnered with Orange and enabled centralized space and occupancy management, supporting internal cost allocation and visibility across 200,000 workstations. Maintenance operations were streamlined into a unified system handling approximately 175,000 annual requests, while project management capabilities support 1,000 Capex projects per year representing €300 million in annual investment.
The platform’s flexibility and interoperability also allow integration with existing tools, supporting Orange’s evolving needs and long-term digital transformation.

“We must continue in this relationship as much as possible.”

Operational impact
With Archibus by Eptura implemented by AREMIS, Orange successfully transformed how its real estate portfolio is managed at scale—centralizing systems, improving visibility, and enabling more efficient operations across 85,000 sites and 83,000 buildings.
The space management system reduced vacant space and optimized office utilization—an essential outcome in a hybrid work environment. At the same time, centralized maintenance processes now support approximately 175,000 annual requests, alongside 500,000 meeting room reservations and 200,000 annual service tickets.
Project management has also been significantly enhanced, with Archibus by Eptura supporting 1,000 Capex projects per year representing €300 million in investment. Improved workflows, budget validation, and collaboration have streamlined delivery and increased operational efficiency.
The success of Orange’s real estate transformation demonstrates the power of the partnership between Eptura and AREMIS. While Archibus by Eptura provided the technical backbone, AREMIS brought the expertise to configure, integrate, and adapt the solution to Orange’s unique needs and achieve measurable results.
This collaboration shows how tools like Archibus by Eptura, combined with the strategic insight of partners like AREMIS, can revolutionize real estate management for large-scale organizations, transforming complexity into streamlined success.
