About Eptura: Introducing the worktech era
Eptura represents the strategic combination of nine leading workplace and asset management technology companies: Archibus, Condeco, Hippo CMMS, iOffice, ManagerPlus, Proxyclick, Serraview, SpaceIQ, and Teem. Announced on Oct. 4, 2022, the name Eptura is derived from the phrase “the epicenter of the future at work,” reflecting our commitment to powering the world’s smartest workplaces with an AI-driven, fully integrated platform.
Eptura’s SaaS platform builds on a legacy of more than 40 years to set the standard for built environment innovation and resilience by transforming operational data into action — optimizing performance, enhancing experiences, and delivering measurable ROI. We serve customers across a wide range of industries, from financial, business services, healthcare, tech, and public sector to manufacturers and industrial firms operating mission-critical equipment.
By combining capabilities from across Computer Aided Facility Management (CAFM), Computerized Maintenance Management System (CMMS), Enterprise Asset Management (EAM), Integrated Workplace Management System (IWMS), and Workplace Experience (WX), Eptura created a new software category: worktech. In 2024-25, Eptura earned the distinction of being the only company recognized in the leader category of industry analyst reports across CMMS, EAM, and IWMS.
Eptura’s logo includes our Aura, a fluid shape used throughout our brand often reminiscent of a smile, and our tagline, “work your world,” both of which align with the flexibility Eptura’s solutions give to enterprises in managing the built environment.
Eptura champions hybrid work models for our 1,000 employees worldwide. Eptura’s global headquarters is in Atlanta, with an EMEA head office in London and APAC head office in Melbourne, as well as offices in Gurugram and Winnipeg in addition to remote employees across the globe. Since 2022, each October employees recognize Eptura Day with volunteering events in their local communities.

The historically fragmented workplace and asset management technology market has seen a significant shift away from point solutions toward unified platforms that can empower organizations to centrally manage multiple aspects of the physical environment. By incorporating features from market-leading heritage companies on modern platform architecture, Eptura provides a comprehensive solution for enterprises to optimize operations.
The Eptura platform leverages embedded AI capabilities and includes Eptura Asset (formerly ManagerPlus), Eptura Engage (formerly Condeco), Eptura Visitor (formerly Proxyclick), and Eptura Workplace (formerly iOffice), as well as Eptura Envision intelligent data analytics.
Eptura delivers a range of capabilities, including asset maintenance, workplace experience, facility management, space planning, workspace booking, and visitor management. Eptura is differentiated as the only truly integrated, seamless worktech platform, with scalability that point solutions lack and a depth of integration and industry expertise unmatched by software providers that add workplace and asset functionality outside their core capabilities.
Eptura’s broader product suite includes Archibus IWMS and Serraview for complex space scenarios. Existing Eptura customers continue to use SpaceIQ for simple workplace management and Teem for simple space booking.
In addition to our open API, Eptura includes robust integrations across software (such as access control, calendars, and user provisioning) and hardware (for example, digital signage displays and IoT sensors).
Strategic alliances with Autodesk and Microsoft, including integrations with Autodesk Revit®, AutoCAD® Autodesk Tandem® digital twins, and Microsoft 365 among many others, extend Eptura’s capabilities. Eptura combines nine leading SaaS providers
Founded in Boston in 1982, Archibus was the original pioneer of IWMS, focusing on the five pillars of corporate real estate and lease management, space planning, facility and asset maintenance, capital projects, and energy management. By integrating business intelligence with facilities data in both on premises and SaaS environments, Archibus has helped organizations make strategic decisions, optimize ROI, and reduce asset life cycle costs for more than 40 years.
In 2018, Archibus merged with Serraview under the JMI Equity portfolio, combining strengths in space optimization. In 2020, SpaceIQ joined the Archibus Serraview organization and the combined company was renamed SpaceIQ. In 2021 SpaceIQ merged with iOffice to become iOffice + SpaceIQ, which then rebranded to Eptura on merging with Condeco in 2022. Today, Archibus by Eptura is a highly customizable IWMS offering advanced capabilities in asset management and space utilization.
Archibus by Eptura achieves FedRAMP® authorization
In 2025 Eptura achieved authorization through the U.S. Federal Risk and Authorization Management Program (FedRAMP) for Archibus. With Archibus now available on the FedRAMP Marketplace, Eptura continues to expand government agencies’ access to industry-leading facility and asset management tools to maximize their infrastructure investments. More than 600 government institutions across 11 countries leverage Eptura solutions to optimize their infrastructure, including three quarters of the 15 U.S. executive departments and associated agencies.
Condeco (Latin for “to meet”) started in London in 2005 as a meeting room reservation system and evolved to become synonymous with workspace management solutions. Its original mission was to help enterprises manage shared spaces more efficiently, offering tools for scheduling and workspace analytics. Condeco’s ability to evolve alongside the changing demands of the modern workplace was a key driver of the company’s expansion, which accelerated rapidly with the high demand for workspace booking tools following the pandemic.
In 2021 Condeco announced a strategic growth investment from Thoma Bravo and JMI Equity, and in 2022, Condeco acquired leading visitor management solution Proxyclick before merging with iOffice + SpaceIQ to form Eptura. In 2025, Condeco was renamed Eptura Engage, forming the cornerstone of intelligent, AI-powered booking functionality in Eptura’s platform.
Hippo CMMS
From its start in 2004, Winnipeg-based Hippo CMMS focused on simplifying maintenance management for small to mid-sized businesses. Its web-based platform introduced intuitive tools for work order tracking, preventive maintenance scheduling, and asset management, making it both accessible and user-friendly. Thanks to its straightforward design and robust functionality, Hippo quickly gained traction across industries such as healthcare, manufacturing, and hospitality. Organizations were able to streamline maintenance workflows and improve asset reliability without the complexity often found in larger systems.
In 2019, iOffice acquired Hippo CMMS and later integrated Hippo’s core functionality into Eptura Asset, strengthening the platform’s capabilities in maintenance management and asset performance with interactive floorplan views that allow users to visualize asset locations, track maintenance activities, and easily navigate facilities. With its features incorporated into Eptura Asset, Eptura retired Hippo CMMS as a standalone solution in 2025.
iOffice launched in 2002 to help organizations create productive, engaging workspaces. As one of the earliest tools focused on the employee experience, Houston-based iOffice combined space planning, office moves, mail/print/copy management, and service ticket requests, allowing workplace leaders and team members to interact from a central interface.
iOffice distinguished itself through its open-API architecture and mobile workforce coordination, which allowed for seamless integration and easy access across devices.
Waud Capital Partners purchased iOffice from its founders in 2018, and iOffice acquired Hippo CMMS and ManagerPlus in 2019 and added Teem in 2020. In 2021 Thoma Bravo became majority investor in iOffice, reinforcing the firm’s strategic role in the industry. In 2021 Thoma Bravo also merged iOffice with SpaceIQ, and merged the combined company with Condeco in 2022 to create Eptura. In 2023 the iOffice product was renamed Eptura Workplace, forming the core of space planning and office management functionality within the Eptura platform.
ManagerPlus launched in Salt Lake City in 1995 as one of the earliest preventive maintenance software platforms, helping asset-intensive industries like construction, fleet, and manufacturing improve equipment performance. With a strong focus on maintenance scheduling and inventory control, the platform enabled organizations to keep assets in peak condition with minimal disruptions.
In 2019, iOffice acquired ManagerPlus and integrated its capabilities into a broader software suite. The platform was rebranded as Eptura Asset in 2023, reinforcing the legacy brand’s role within the larger Eptura ecosystem. In addition to a technician app for field services, Eptura Asset includes vendor management and in-depth fleet maintenance functionality, allowing industrial firms to go beyond automating operations to optimize asset life for highly specialized equipment.
Proxyclick began in 2004 in Brussels with a focus on modernizing front desk operations through secure, efficient visitor registration, automated check-in, and access management system integrations. The platform introduced cloud-based connectivity, customizable workflows, enterprise-grade security, digital questionnaires, and real-time reporting powered by proximity-based technology and QR codes. These features helped organizations improve compliance, enhance guest experiences, and streamline visitor check-in processes.
In 2022, Condeco acquired Proxyclick to meet the growing demand for safe workplace connections, especially in response to the pandemic. In 2025, Proxyclick rebranded to Eptura Visitor reflecting its role as part of the broader Eptura suite. Eptura Visitor now delivers advanced capabilities like facial recognition and emergency management. These tools enable organizations to manage visitor access with precision, maintain regulatory compliance, and create a seamless and secure environment for employees and visitors.
Serraview was established in Melbourne, Australia in 2006 when its founders identified a need for an enterprise platform to optimize corporate real estate while working with the National Australia Bank.
Serraview began as a space management software company focused on helping large enterprises optimize corporate real estate. The platform delivered intuitive, data-driven tools that allowed organizations to visualize and manage office space more efficiently. Over time, it added IoT-powered workplace optimization, scenario planning, and workforce enablement features like wayfinding and real-time desk availability, transforming how leaders – including many branches of Australian governement – approached space planning and employee experience.
In 2018, Serraview merged with Archibus under the JMI Equity portfolio, combining strengths in space optimization and workplace experience. In 2020, SpaceIQ joined the Archibus Serraview organization and the combined company was renamed SpaceIQ.
SpaceIQ
SpaceIQ launched in 2016 in Salt Lake City with the goal of making workplaces smarter through space planning and optimization. Its platform allowed workplace leaders to import simplified floorplans rather than requiring polylined drawings to serve as the basis for its space management functionality. By making it easier for organizations to visualize their spaces and monitor utilization, SpaceIQ enabled businesses to reduce costs, improve employee productivity, and respond to the growing demand for flexible workspace management.
In 2020, SpaceIQ was acquired by JMI Equity and added to the Archibus Serraview organization, ultimately becoming the name for the combined company as well as the original SpaceIQ software. In 2021, SpaceIQ merged with iOffice, combining strengths in workplace experience, asset management, and space optimization. Today, businesses use SpaceIQ by Eptura’s simple space management features to plan and optimize workspace to meet the evolving needs of modern work environments.
Teem
Launched in 2014 as Eventboard and renamed in 2016, Teem’s Salt Lake City-based founders created the tool to address meeting room scheduling challenges. Teem originated the terms zombie and ghost meetings, reflecting the issues of unused recurring bookings and no-show room reservations that the software solved.
Teem’s easy-to-use booking and room display interfaces gave businesses access to workplace analytics, calendar integrations and real-time space usage data, making it easier for organizations to manage meeting rooms and optimize space utilization. Its user-friendly design and data-driven insights quickly earned recognition for helping businesses enhance workplace efficiency and engagement. In 2020 Teem was acquired by iOffice, which subsequently merged with SpaceIQ (2021) and Condeco (2022) to form Eptura.
As part of the Eptura portfolio, users continue to rely on Teem for scheduling, allowing employees to easily find and reserve spaces, as well as room displays and simple wayfinding, visitor, and workplace analytics capabilities.
Timeline of strategic growth investments in Eptura
JMI Equity invested in and combined Archibus and Serraview in 2018. In 2020, JMI added SpaceIQ to the Archibus Serraview organization and consolidated these three brands under the SpaceIQ name.
Also in 2018, Waud Capital Partners purchased iOffice and subsequently acquired Hippo CMMS and ManagerPlus in Q4 of 2019 and Teem in Q1 of 2020, all under the iOffice brand.
In August 2021, private equity firm Thoma Bravo became majority investor in iOffice and SpaceIQ, merging those organizations. The same month Thoma Bravo and JMI Equity jointly invested in Condeco, followed by an investment in iOffice + SpaceIQ by Autodesk in September. Autodesk’s investment in and strategic alliance with iOffice + SpaceIQ built on longstanding integrations between design/build tools Autodesk Revit® and AutoCAD® and operations/maintenance platform Archibus to strengthen end-to-end digital management of buildings and assets.
In January 2022, Condeco acquired visitor management solution Proxyclick, and on Oct. 4, 2022, Condeco merged with iOffice + SpaceIQ, bringing together a portfolio of nine total solutions under the new company name Eptura.
